The concrete problems Austin homes see most are cracking, heaved sidewalk panels, sunken sections, spalling, and staining. Almost all trace to two causes: expansive clay moving under the slab, and water going where it shouldn’t. Which ones matter comes down to whether the slab is still moving.
This started as a guide to sidewalk problems, and sidewalks still lead it, because a heaved panel out front is how most homeowners meet concrete failure. But the same handful of defects shows up on every slab a house owns, and they almost all trace to two causes: Austin clay moving underneath, and water going where it shouldn’t. The classic Austin sidewalk problem: one panel rises or tilts against its neighbor, and the joint becomes a trip hazard. Tree roots cause the dramatic versions; clay swelling causes the slow ones. The fix depends on the offset. A small lift can be ground flush, which is quick and satisfies the city’s trip-hazard standard. A panel that’s heaved further, cracked through, or still riding an active root gets replaced, and the root gets handled first or the new panel repeats the old one’s story. Hairline surface cracks that don’t move are shrinkage, written into the slab the week it cured, and they’re cosmetic. Straight cracks inside control joints are the system working. The cracks that matter are the ones that change: widening, offsetting vertically, or running diagonally from corners, because those say the ground under the slab is moving. When part of a slab drops, the base under it has failed: washed out by drainage, or never compacted in the first place. Driveways sink at the garage line, patios sink away from the house, and walks sink wherever a downspout discharges, because each of those spots is where water concentrates and the base quietly leaves. Small, stable settlement can be lifted; larger settlement means cutting out the section and rebuilding the base before new concrete goes in. The tell for which one you have is continued movement, which is why we measure before we quote.
When the surface flakes, pits, or sheds a thin top layer, the slab’s skin has failed while the body underneath is usually fine. Causes range from a finishing problem on the original pour to pressure-washer damage to the rare Central Texas freeze, which is harder on concrete here than routine freezes up north because our slabs cure and live wet. Sound slabs with failed surfaces get resurfaced, not replaced. Stains are the mildest version of a surface problem, and they’re worth taking seriously mostly for what they reveal: a rust bloom traces to metal or irrigation water, a dark ring traces to ponding, and both are clues you can act on. Is the slab moving, and is water managed? Every defect above resolves into those two questions. A stable slab with a surface problem is a small job. A moving slab with a cosmetic repair on it is a repeat customer, which is why we won’t sell that repair. Walk the property after a hard rain and watch where the water goes: which downspouts discharge onto concrete, where it ponds, which edges stay wet a day later. Often the adjacent property owner, when the city’s sidewalk program flags a heaved or cracked panel. The replacement has to meet the city’s specs for thickness, width, and slope. When it changes. A crack that widens over a season, offsets vertically so one side sits higher, or runs diagonally from a corner is reporting ground movement, and the ground gets fixed before the crack does. Hairline cracks that stay hairline, and straight cracks inside the control joints, are the slab behaving normally.
A surface-level failure: finishing problems on the original pour, aggressive pressure washing, deicing salts, or freeze damage, which our infrequent Texas freezes inflict surprisingly well because slabs here live wet. The concrete under the flaking is usually sound, which is why resurfacing fixes most spalling without a tear-out.
Clay-heaved slabs can settle partway back as the soil dries, which is exactly the problem: a slab that rides the moisture cycle is cracking a little more with each round trip. The fix isn’t waiting for a dry month; it’s managing the water and, where the movement continues, rebuilding the section on a base that doesn’t care about the weather.
